What comes down

Pick the closest match. Contractors confirm the scope on site.

House demolition and teardown

Whole-house removal for owners, heirs and builders: the house, the garage and sheds, the slab if you want it gone, and the haul-off.

Excavator tearing into a wood-frame house

Storm-damaged buildings

Houses and buildings left unsafe since Laura and Delta. Contractors plan around partial collapse, wet debris and, if the city or parish has sent a notice, its deadline.

Commercial demolition

Offices, shops, motels and industrial buildings, from one storefront to a multi-story frame. Larger buildings usually start with an asbestos survey and a written demolition plan.

Long-reach excavator pulling down a two-story wood building

Interior demolition

Gutting a building back to the studs or the shell before a remodel, or selective removal of walls, ceilings, floors and fixtures while the structure stays.

Concrete and slab removal

Slabs, driveways, patios, piers and footings broken out and hauled away, on their own or once the house is gone.

Site clearing

Lots cleared of old structures, trees, stumps and debris so a builder can start. Often paired with a teardown on the same lot.

Asbestos before demolition

An accredited inspection, any abatement the results call for, and the LDEQ notification form, AAC-2a or AAC-2b, in place before the building comes down.

Underground tank removal

Old fuel and heating-oil tanks found on the lot, taken out and disposed of before the site is graded or sold.

The long tail of Laura

Hurricanes Laura and Delta hit Lake Charles in 2020. Years later, damaged houses and buildings across the parish are still coming down, one notice and one permit at a time.

Has the city or parish sent you a notice? Say so in your request and include its dates. Contractors who work these jobs can tell you what the deadline means for scheduling the permit, the asbestos paperwork and the teardown itself.

How it works

Lake Charles Demolition is a quote-request service. We don't own machines or send crews; we get your job in front of contractors who do.

Storm-damaged house with its roof gone and walls exposed

First, you describe the job. The address, what is standing, what should be left when the crew goes, and any notice or deadline. Photos help; send them on WhatsApp.

Abatement workers in white suits inside plastic sheeting

Then we pass it on. Your request goes to independent demolition contractors who work in Calcasieu Parish. The ones who can take it contact you, usually look at the property, and send their own written quote.

Then you choose. Compare what each quote includes, check the contractor's Louisiana license and insurance, and hire the one you want. The contract, the permit and the work are between you and them. Asking costs nothing.

Questions owners ask

How much does it cost to demolish a house in Lake Charles?

A published cost guide for Lake Charles gives these typical market ranges: a house under 4,000 sq ft with no basement, $9,400 to $11,800; under 4,000 sq ft with a basement, $11,300 to $14,800; over 4,000 sq ft with a basement, $15,300 to $19,700; a one- or two-car garage, $2,500 to $3,900. They are estimates, not our prices. Only a contractor's written quote after seeing the property is a price.

Do I need a permit to demolish a house in Lake Charles?

Plan on one. Inside city limits, demolition falls under the City of Lake Charles building permits; confirm the current fee and paperwork with the city Permit Center before work starts. In unincorporated Calcasieu Parish, check with the parish. Many demolition contractors pull the permit as part of the job.

Does a house need an asbestos test before demolition?

Louisiana's Department of Environmental Quality (LDEQ) expects a notification before demolition. Form AAC-2a is used when regulated asbestos-containing material is present and must be dealt with; form AAC-2b is the negative declaration, used when an accredited lab analysis finds none or amounts below the thresholds. Either way someone has to inspect and test first. The form goes in before work starts; check the current form for the lead time.

What changes the price of a demolition?

The size of the house and whether it has a basement, how easily trucks can reach it, trees that have to come out, the soil, hazards such as asbestos or an old oil tank, disposal fees and permit costs.

I got a blighted-property notice from the City of Lake Charles. What happens next?

City officials described the process in 2024: an inspection, a certified notice to the owner, review by the city council, then a 30-day window for the owner to get a repair permit. If that does not happen, the city puts the demolition out to bid, which they said can take three to six months. If you would rather demolish than repair, get quotes early and give contractors the dates on your notice.

What happens if the parish orders a building demolished?

In one 2024 order for a property in unincorporated Calcasieu Parish, the Police Jury gave the owner 30 days to demolish the structure, get the development permits and remove the debris. The order said the parish could do the work itself and place a lien on the property for the cost, and it allowed 10 business days to appeal. Read your own notice for its exact terms.

Does Lake Charles Demolition do the demolition?

No. Lake Charles Demolition is a quote-request service. We pass your request to independent local demolition contractors, who quote you directly. The contract, the permit and the work are between you and the contractor you choose.

How do I get a written demolition quote?

Send the job through the form or on WhatsApp. Contractors who can take it contact you, usually look at the property, and give you a written quote. Get more than one, compare what each includes, and check the contractor's Louisiana license and insurance before you sign.
