What's included

A full teardown, in the order contractors usually work. Leave out what you don't need.

  1. Inspection and paperwork

An accredited asbestos inspection with lab samples, the LDEQ notification form (AAC-2a or AAC-2b), and the demolition permit from the city, or from the parish outside city limits.

  2. Utilities off

Electric, gas, water and sewer disconnected and capped before a machine touches the house. Contractors will ask which services are still live.

  3. Salvage and strip-out

Anything you want to keep comes out first, along with material that has to be handled apart from general debris.

  4. Knock-down

An excavator pulls the house down into its own footprint and sorts the debris as it loads, with water on the pile to keep dust down.

  5. Haul-off

Debris goes into roll-off containers or dump trucks and out to a disposal site. Disposal fees are part of most quotes; check that yours says so.

  6. Slab, piers and footings

Broken out and removed if you want a bare lot, or left in place if you plan to rebuild on the slab.

  7. Fill and grade

Holes filled and the lot graded so it drains and can be mowed, sold or built on.

When owners call for one

  • Damage from Laura or Delta that was never repaired, or a house an adjuster or engineer says is not worth saving.
  • A blighted-property or demolition notice from the City of Lake Charles or Calcasieu Parish, with a deadline on it.
  • Heirs holding a house nobody will live in, who want to sell the lot or split the proceeds.
  • Landlords replacing a worn-out rental, and builders clearing a lot for new construction.

Permits and asbestos

The demolition permit

Inside Lake Charles city limits, demolition falls under the city's building permits. Fees and the documents required change, so confirm with the City of Lake Charles Permit Center before a start date is set. Outside city or town limits, check with Calcasieu Parish. Many contractors pull the permit as part of the job.

The LDEQ asbestos form

Louisiana's Department of Environmental Quality expects a notification before a demolition. AAC-2a covers a building with regulated asbestos-containing material (RACM) that has to be dealt with. AAC-2b is the negative declaration, used when an accredited lab finds no RACM or amounts below the thresholds. The form goes in ahead of the start date; check the current form for the lead time.

Notices from the city or parish

For blighted property, Lake Charles officials described an inspection, a certified notice, council review and a 30-day window to get a repair permit; after that, city bidding can take three to six months. In one 2024 parish order for an unincorporated property, the owner had 30 days to demolish and clear the debris, the parish could do the work and lien the property, and appeals had 10 business days.

What to prepare

None of this is needed to ask for quotes. All of it makes the quotes sharper.

Teardown questions

How much does it cost to tear down a house in Lake Charles?

A published Lake Charles cost guide gives these typical market ranges: $9,400 to $11,800 for a house under 4,000 sq ft with no basement, $11,300 to $14,800 with a basement, $15,300 to $19,700 for a house over 4,000 sq ft with a basement, and $2,500 to $3,900 for a one- or two-car garage. Asbestos work, an old oil tank, trees or tight access add to that. Only a contractor's written quote is a price.

Do I need a permit to demolish my house?

Plan on one. Inside Lake Charles city limits, demolition falls under the city's building permits; confirm the fee and paperwork with the City of Lake Charles Permit Center. Outside city or town limits, check with Calcasieu Parish. Many contractors pull the permit as part of the job; ask each one whether their quote includes it.

Does my house need an asbestos inspection before it comes down?

LDEQ expects a notification before a demolition. If regulated asbestos-containing material is present, the AAC-2a form applies and the material has to be dealt with first. If an accredited lab analysis finds none, or amounts below the thresholds, the AAC-2b negative declaration is used. Either way the house is inspected and sampled first, and the form goes in before work starts.

Can I keep the slab for a rebuild?

You can ask for it. Choose "Building gone, slab stays" in the request. Whether the slab is worth keeping is a question for your builder or engineer; contractors will quote both ways if you are not sure.

I inherited a storm-damaged house. Can I get quotes before I decide?

Yes. Requests are free and there is no obligation to hire anyone. Say in the request that you are an heir, since contractors and the permit office will want to know who can sign for the property.

Can the contractor handle the permit and the paperwork?

Often, yes. Experienced demolition contractors commonly guide owners through the permit or file it for them. Ask each contractor which permits, inspections and notifications their quote covers.
