A commercial job in order

The usual sequence. Contractors adjust it to the building, and some steps run side by side.

  1. Survey and abatement

An asbestos survey and removal of regulated or hazardous material come first, with the LDEQ notification filed ahead of the start date.

  2. Utilities and permits

Electric, gas, water, sewer and communications are cut off and capped, and the demolition permit is arranged with the city, or with the parish outside city limits.

  3. Structure

Either the whole building comes down, or only part of it, with the rest kept standing. Taller or connected buildings are usually taken down in stages.

  4. Foundations

Slabs, footings and below-grade walls are broken out unless the new owner wants to build on them.

  5. Sort and haul-off

Concrete, steel and mixed debris are separated, loaded and hauled to disposal or recycling. Disposal fees belong in the quote.

  6. Final grade

The lot is filled and graded to the level agreed in the contract.

Who calls for one

  • Developers clearing a building for new construction, with the abatement and foundation removal in the same scope.
  • Property owners with a vacant office, retail unit or motel that has outlived its use or its repairs.
  • Plant and industrial owners in a region where petrochemical and industrial sites are part of the landscape, who need a building or structure removed.
  • Owners of storm-damaged commercial buildings that were never repaired after Laura.

Machines and methods

What shows up on commercial jobs. The contractor picks the kit for the building and the site.

A local reference job

The best-known demolition in the city's recent history.

The former Capital One Tower in downtown Lake Charles sat vacant after Hurricane Laura in 2020. Demolition began in June 2024, with Lloyd D. Nabors Demolition taking the shorter connected section, and the 22-story tower was imploded in September 2024. The city secured $7 million in private money for the job.

A smaller listing shows the other end of the range: a residential development site-clearing bid listed at $500,000, covering abatement and disposal of hazardous materials, then demolition and foundation removal. We could not confirm its current status, so treat it as a listed bid only. Neither job was arranged through this site.

Full or selective

Not every job takes the whole building.

Full demolition takes the building to the slab or to a bare lot. Selective demolition removes part of it, or only the interior, and leaves the rest standing. If you only need the inside stripped, see interior demolition; if the lot needs clearing afterward, see site clearing.

Say which one you mean in the request. Quotes for a gut-out and quotes for a total teardown are not comparable.

Permits and hazards

The demolition permit

Inside Lake Charles city limits, demolition falls under the city's building permits. Confirm fees and paperwork with the City of Lake Charles Permit Center. Outside city or town limits, check with Calcasieu Parish.

The LDEQ asbestos notification

AAC-2a applies where regulated asbestos-containing material is present and has to be dealt with. AAC-2b is the negative declaration, backed by an accredited lab analysis. Check the current LDEQ form for the lead time.

License and insurance

Check the Louisiana contractor license and insurance of every contractor, and get more than one written quote with the same scope, so permits, abatement, haul-off and disposal fees can be compared line by line.

What to prepare

A commercial scope is easier to price with some basics in hand.

Commercial questions

How much does commercial demolition cost in Lake Charles?

We have no reliable local price range for commercial work, so none is published here. Cost depends on size, height, materials, hazards, access and disposal. Ask each contractor for a written quote on the same scope and compare them line by line.

Does a commercial building need an asbestos survey?

Plan on it. LDEQ expects a notification before a demolition. AAC-2a applies where regulated asbestos-containing material is present, and AAC-2b is the negative declaration backed by an accredited lab analysis.

Do I need a permit to demolish a commercial building?

Plan on one. Inside Lake Charles city limits, demolition falls under the city's building permits; confirm the fee and paperwork with the City of Lake Charles Permit Center. Outside city or town limits, check with Calcasieu Parish.

Can only part of a building be demolished?

Yes. Selective demolition removes part of a building or only its interior and leaves the rest standing. Say which you need, since the quotes differ.

Can the contractor handle abatement and site clearing too?

Some do and some expect you to hire those separately. Ask each contractor which of the survey, abatement, demolition, foundation removal and haul-off their quote includes.

Does Lake Charles Demolition do the demolition?

No. Lake Charles Demolition is a quote-request service. We pass your request to independent local demolition contractors, who quote you directly and do the work under their own license and insurance.
