Demolition questions, Lake Charles
Prices, permits, asbestos forms, city and parish notices, and how to get quotes. Where a rule comes from one notice or one published guide, the answer says so.
Prices
How much does it cost to demolish a house in Lake Charles?
A published cost guide for Lake Charles gives these typical market ranges: a house under 4,000 sq ft with no basement, $9,400 to $11,800; under 4,000 sq ft with a basement, $11,300 to $14,800; over 4,000 sq ft with a basement, $15,300 to $19,700; a one- or two-car garage, $2,500 to $3,900. They are estimates, not our prices. Only a contractor's written quote after seeing the property is a price.
What changes the price of a demolition?
The size of the house and whether it has a basement, how easily trucks can reach it, trees that have to come out, the soil, hazards such as asbestos or an old oil tank, disposal fees and permit costs.
Can I keep the slab for a rebuild?
You can ask for it. Choose "Building gone, slab stays" in the request. Whether the slab is worth keeping is a question for your builder or engineer; contractors will quote both ways if you are not sure.
Is concrete removal priced separately?
Ask each contractor to price it as a separate line. That way you can compare quotes for the house alone, the slab alone and both together.
Permits and asbestos
Do I need a permit to demolish a house in Lake Charles?
Plan on one. Inside city limits, demolition falls under the City of Lake Charles building permits; confirm the current fee and paperwork with the city Permit Center before work starts. In unincorporated Calcasieu Parish, check with the parish. Many demolition contractors pull the permit as part of the job.
Does a house need an asbestos test before demolition?
Louisiana's Department of Environmental Quality (LDEQ) expects a notification before demolition. Form AAC-2a is used when regulated asbestos-containing material is present and must be dealt with; form AAC-2b is the negative declaration, used when an accredited lab analysis finds none or amounts below the thresholds. Either way someone has to inspect and test first. The form goes in before work starts; check the current form for the lead time.
Can the contractor handle the permit and the paperwork?
Often, yes. Experienced demolition contractors commonly guide owners through the permit or file it for them. Ask each contractor which permits, inspections and notifications their quote covers.
Notices
I got a blighted-property notice from the City of Lake Charles. What happens next?
City officials described the process in 2024: an inspection, a certified notice to the owner, review by the city council, then a 30-day window for the owner to get a repair permit. If that does not happen, the city puts the demolition out to bid, which they said can take three to six months. If you would rather demolish than repair, get quotes early and give contractors the dates on your notice.
What happens if the parish orders a building demolished?
In one 2024 order for a property in unincorporated Calcasieu Parish, the Police Jury gave the owner 30 days to demolish the structure, get the development permits and remove the debris. The order said the parish could do the work itself and place a lien on the property for the cost, and it allowed 10 business days to appeal. Read your own notice for its exact terms.
Who pays if the parish demolishes a building?
In the one 2024 parish order we found, the parish could do the demolition itself and place a lien on the property for the cost. Who bears the cost after storm damage, for example an insurer, is not something we have confirmed, so ask your insurer and the parish about your own situation.
Hiring
Does Lake Charles Demolition do the demolition?
No. Lake Charles Demolition is a quote-request service. We pass your request to independent local demolition contractors, who quote you directly. The contract, the permit and the work are between you and the contractor you choose.
How do I get a written demolition quote?
Send the job through the form or on WhatsApp. Contractors who can take it contact you, usually look at the property, and give you a written quote. Get more than one, compare what each includes, and check the contractor's Louisiana license and insurance before you sign.
I inherited a storm-damaged house. Can I get quotes before I decide?
Yes. Requests are free and there is no obligation to hire anyone. Say in the request that you are an heir, since contractors and the permit office will want to know who can sign for the property.
How do I check a contractor before hiring?
Ask for the contractor's Louisiana license and proof of insurance and check them yourself. We pass requests to independent local contractors but do not check their licenses or insurance for you.
